Commercial Projects — Greensboro

JetZero Manufacturing Hub at Piedmont Triad International Airport

Details: Announced June 12, 2025, this $4.7 billion investment by aerospace startup JetZero will build its first U.S. manufacturing facility and headquarters at GSO. The all-wing Z4 aircraft plant is projected to create over 14,500 jobs between 2027 and 2036, making it the largest job commitment in North Carolina’s history abc11.com+13edpnc.com+13carrollatparkside.com+13.
Timeline: Break ground in early 2026; full operations ramping up over the following decade.


Carroll at Parkside – Downtown Mixed‑Use Development

Details: Grounded on May 5, 2025, this $62 million downtown project by The Carroll Companies includes a 161-room AC Hotel with rooftop bar and pool, 348 luxury apartments, and roughly 20,000 sq ft of retail/commercial space facing First National Bank Field .
Timeline: Construction began May 5, 2025.


Banknote Corporation Expansion

Details: Banknote Corporation of America plans a new 20,000 sq ft facility in Northeast Greensboro Corporate Park. This $28 million expansion will create around 50 new jobs. (Local planning documents expected for citation.)

The Shoppes at Sedgefield Crossing Expansion

Details: Retail development expansion anchored by Lidl in the Sedgefield area, adding several new commercial units.

Greensboro Urban Loop Completion (I‑840/I‑785 Beltway)

Details: The final 3.7-mile section of the 39.5-mile Greensboro Urban Loop opened January 23, 2023. While primarily infrastructure, it's unlocking new commercial and industrial development along its corridor .
Timeline: Opened January 23, 2023; ongoing development spinoff.


Greensboro-Randolph Megasite

Construction completed initial site development of this 1,000-acre industrial site in December 2023. The project involved:
  • 24.5 million cubic yards of mass grading
  • Installation of 128,500 linear feet of pipe
  • Construction of 3 miles of highway and 4 bridges

Transportation improvements related to the site are ongoing through 2027.


Carroll South of the Ballpark
